Home-buyers looking to get in on a piece of the action on Lake Tahoe may face similar challenges in 2022 to that of a year ago, when the number of available residential listings hovered at about a six-week inventory—roughly 230 properties.

Despite such a depleted supply, which resulted in 20% fewer transactions, the total dollar amount almost matched the historic year prior, with 50% of residential transactions reaching prices over $1,000,000, according to leading brokerage Tahoe Mountain Realty.

Luxury sales above $10,000,000 quadrupled, led in part by closings on the region’s most desirable parcels—the waterfront of Lake Tahoe.

Even as the number of lakefront transactions remained constant year over year, the dollar volume nearly doubled.

Now in the early months of 2022, new lakeside properties are hitting the market, and if 2021 has taught us anything, it’s that skies the limit for this rare and coveted product.

Move-in-ready estate: 77 Speedboat Avenue

Located along Carnelian Bay on the northern end of the lake, this slice of lakefront property offers full access to the famed crystalline waters of Tahoe, with sweeping views of boats floating by and sun sparkling off the surface.
