Aspen is famous for skiing, its music festival and an unparalleled collection of luxurious housing. First among equals is the Peak House, the highest home in an area called Red Mountain. It is on the market for the first time in 20 years, listed at $49.5 million.

“Nothing will ever be built above it; this house is literally the ‘king of the hill’”, says Krista Klees. The executive vice president and managing broker of Slifer Smith & Frampton Real Estate, she and broker associate Newton Bartley are listing the property. “This is one of just three properties listed for over $30 million,” Bartley says. “Aspen is changing. Since the Corona virus hit, a lot of the seasonal homes here have become primary residences for the families that own them. Their either work remotely or, like many Aspen residents, don’t have to work.”

The Peak House was constructed in 1993 by Joe Zanin, acknowledged to be one of Aspen’s best builders. His expertise is evident throughout, from the light-filled drama of the indoor lap pool to the soaring sugar pine trusses that define the magnificent grand salon. Decor created by renowned interior designer David Easton (who passed away last October,) suits the grand house. Easton was known for his neo-classical style, which is displayed here. Those who love the Peak House’s interior décor can live in it: most of the furnishings are included in the sale price.

The home, situated on 2.9 acres, measures a whopping 19,202 square feet, which encompasses five bedrooms, seven full bathrooms and four half baths. There are three gas fireplaces, a four-plus car garage, an elevator, security system, landscaping, a large laundry room and every amenity a discerning homeowner could want. 

All are heightened by 270-degree views that include each of Aspen’s four famed ski areas, from Aspen Mountain to Aspen Highlands to Buttermilk to Snowmass. The landscaped gardens have direct connections to a vast network of hiking trails; although this house is no humble ski cabin, it is well situated to take advantage of Aspen’s many recreational opportunities.

“This is an exceptional home,” says Krista Klees. “The grand room is 33 feet tall, and the staircases flanking the fireplace are hand-carved.
