$55 Million Georgian-Modern Mansion Is Los Angeles’ Latest Trophy For Sale

A custom home destined to be the next legendary estate in Los Angeles is coming to market in Bel-Air for $55 million.

The ground-up new construction, located on Saint Cloud Road in the desirable East Gate section, evokes the works of master architects Paul R. Williams and Roland Coate with its Georgian-inspired design. The team behind the residence consists of leading architects and designers. Los Angeles-based firm Harrison Design was responsible for the home’s classic architecture, while sophisticated interiors were done by television personality-designer Kathy Hilton in collaboration with Nicole Gordon Studio.

Hilton & Hyland‘s Barron N. Hilton, who is listing the property with partner Tessa Hilton, says that when it comes to Los Angeles’ luxury market, finding top architects and designers is what sets a home apart from the others. “Today, you see a trend of these modern boxes. What they’ve done with Saint Cloud is combining traditional Georgian architecture with a modern flair.”

Drawing from the grand classical estates of Bel-Air, the three-story house is a showcase in blending new and old. White brick and custom Euroline steel-framed windows flanked by black shutters lend a timeless feel to the exterior. Inside, a grand foyer lined in checkerboard-patterned marble is a throwback to classic Hollywood.

The eight-bedroom, 16-bathroom home is not without its state-of-the-art features. Each area in the house, whether a scaled formal room or intimate space, features smart-home technology that can be customized for every lifestyle.

Amenities include a walnut-paneled library and a spectacular blue-hued open-concept kitchen. There’s also flexible space for an office or den—one of the most asked-for features during the pandemic.

A custom marble fireplace highlights the primary bedroom suite, which expands to include dual bathrooms and dressing rooms with hidden closets. A striking architectural staircase and elevator are used to navigate the three-story floor plan.

Tessa Hilton says there is nothing like the property in Bel-Air, which has seen some of the priciest residential sales in California history in recent years. “This is the epitome of warm transitional design. No expense was spared in selecting the finest materials—from the custom millwork to the slab marble,” she adds.

The lower level of the home, which is flooded with natural light, was designed for entertaining and features a custom bronze wet bar, a glass-enclosed wine room, a full catering kitchen and dual powder rooms. Adjacent to the entertainment wing is a wood-paneled gym and a three-tiered home theater with custom seating.

Outside, fencing and tall hedges make the property incredibly private. Limestone walkways connect various outdoor spaces, including a swimming pool, a custom pool house and more than 3,300 square feet of terrace space.

In terms of the high-end market, Barron Hilton believes there is still a large appetite for real estate in Los Angeles, particularly quality products such as the St. Cloud residence. He points to the continued “low supply of transitional new homes and extreme demand” as a major driver.

Tessa Hilton echoes those thoughts, adding that the uptick in buyers relocating from out-of-state luxury buyers that began during the start of the pandemic has continued. “There’s been an increase in energy in terms of people looking to relocate, and I think that speaks to even greater strength in the Los Angeles market. Because of COVID, there is a desire for more seclusion, more privacy and more land—it’s hard to match the Los Angeles lifestyle.”

As inventory dwindles and competition grows, expect to see more high-end sales coming from the Westside of Los Angeles in Q4 2021.
